The project

This newly-constructed project comprises a rental area of approx. 18.000 m² and 488 parking spaces, of which 457 are underground. Around 17.350 m² is intended for GMG Generalmietgesellschaft mbH, a 100% subsidiary of Deutsche Telekom AG as main tenant, with a further 650 m² of ground floor space rented out to a third party.

As with all CODIC Projects, the demands of future-oriented office space functions have been met, guaranteeing upcoming users a high feelgood factor. Additionally, the building offers its future tenants an excellent level of representation possibilities. The construction is actually two U-shaped parts facing each other and linked by a representative front entrance area.

The centrally-positioned transparent entrance leads to six distinct levels for usage. One sector of the ground floor offers the main tenant a casino with generously-proportioned outside terracing. In addition, the signage and pylons are a vital part of the concept.

The outside zones feature a considered collection of domestic trees, hedges, bushes and grasses. The greenery represents relaxation areas and is inviting for passing some time in.

The lighting design harmonises beautifully with the architecture and is integrated with the green zones. Furthermore, the lighting is individually adjustable in accordance with the wishes of the tenant.
